Frost-cracked hose bib flooding the basement wall in Hawthorne

A real Hawthorne call — outdoor faucets fail every spring across Hawthorne homes, and most homeowners don't catch it until water shows up where it shouldn't.

The diagnosis — frost split in the spigot stem

Customer noticed a damp spot on her finished basement wall every time someone used the outdoor garden hose. Tracked it back to the outside spigot — a 30-year-old standard hose bib that had frozen and split internally during last winter. Water was leaking back through the wall every time pressure hit the line. Classic Hawthorne mid-century home setup: shallow supply, no shutoff inside.

The fix — frost-free sillcock + isolation valve

Cut the basement drywall to access the supply line. Removed the failed bib from the outside, replaced with a 12-inch Woodford 17PF frost-free anti-siphon sillcock — these have the shutoff valve set 12 inches inside the wall so the water drains out automatically when you close it. Added an isolation ball valve in the basement so she can shut off the line for winter without a wrench. Re-soldered and pressure tested.

The result — no more spring leaks

Patched the drywall, sealed the exterior penetration with proper vinyl flange and caulk. Customer can now close the inside valve every November and not worry about freeze damage. Total: $385 with the frost-free sillcock and isolation valve. Most plumbers will install another standard hose bib for $200 — same problem in 5 years. We do it once, properly.
