The housing here is newer than Haledon's, but not new. According to the borough's 2020 housing plan, roughly 16% of homes date from before 1940 and roughly 32% from before 1960, with the largest share built between 1950 and 1969. Roughly 79% of homes are single-family detached. That means Capes, split-levels and ranches on quiet streets, plus a newer layer of townhouses and age-restricted communities on the edges of town.
A 1950s or 1960s Cape or ranch is a house we know well. The original boiler or furnace has usually been replaced at least once, but the piping, the radiators or the ductwork behind it are often original. Copper supply lines are typical of the era, though galvanized sections still turn up in the oldest homes. Hot-water baseboard and forced-air furnaces are both common in homes of this age, and we service and replace both. See furnaces and boiler heating.
Split-levels deserve their own note. Half-flights create three temperature zones on one thermostat, so the bedroom level runs warm in summer and the lower level runs cold in winter. That is a duct design and airflow problem, and a bigger unit does not fix it. When we quote a central AC replacement in a split, we measure and talk about returns and dampers first.
In the pre-1940 minority of homes, there is often no ductwork at all, because they were built around radiators. For those homes we look at whether ducts can be run through attics or closets and price central air on that basis. Heat pumps are also part of that conversation when the ductwork can be made to work.
The newer townhouse and age-restricted developments are a different job: tight mechanical closets, direct-vent equipment and shared walls. Access and venting rules drive the estimate, and we have done enough of them to know what fits.
