A third of Saddle Brook went up in one decade

33.7% of the township's homes were built in the 1950s, according to its 2021 Housing Element. Behind a newer boiler or furnace, many of those basements still have the original drain lines and ductwork.

Homes & neighborhoods

Saddle Brook neighborhoods and the homes we work in

Saddle Brook is what remains of old Saddle River Township, which dates to 1716 and shrank as Lodi, Garfield, East Paterson and Fair Lawn split away. It took its current name on November 8, 1955, in the middle of its biggest building decade.

The township's housing plan uses 2016 American Community Survey figures. In them, 33.7% of the 5,406 homes were built in the 1950s, 14.0% in the 1940s, and 9.3% in 1939 or earlier, which makes 57% older than 1960. Another 18.3% went up in the 1960s. Single-family detached homes are 57.3% of units, two-unit buildings are 20.9%, and 9.3% are in buildings of 20 or more.

In a house from the 1950s the furnace or boiler has often been replaced at least once, but the ductwork, radiators and piping behind it are often original. Homes built around radiators may have no ductwork at all, so adding central air or a heat pump starts with working out where ducts can run. Our AC installation page covers how we price that.

A two-family house often means two of everything: two water heaters, two heating systems and two thermostats, usually in one basement and usually draining to one sewer line to the street. A slow drain in both units at once points to the shared line.

PSE&G's 2026 project replaces aging cast iron gas pipes on 25 listed street segments, including Midland Avenue, Floral Lane and Leonhardt Street, with plastic or coated steel, and connects service lines and meters to the new main. Its work stops at the meter. Piping on the house side belongs to the owner, and that is where a new range, dryer or an oil-to-gas conversion calls for gas line work.

PSE&G supplies electricity and gas in Saddle Brook. Water comes through the Saddle Brook Water Department, which buys all of it from other systems, including Veolia Water New Jersey, whose Haworth plant treats it. The township posts its service line inventory, and the department answers questions about service line materials and lead testing at 201-587-2905. Sewage goes into the Passaic Valley Sewerage Commission system.

The township says it floods from three sources: the Saddle River, Coalberg Brook and Pehle Brook. About 20% of Saddle Brook sits in that floodplain, and its Flood Committee page names Hurricane Floyd in September 1999 and Hurricane Irene in August 2011. A Bergen County hazard plan, using flood insurance data through 2014, counted 50 repetitive-loss properties here with 126 losses and about $4.91 million paid.

As the remnants of Ida passed on September 1–2, 2021, CBS New York reported water coming up through floors and walls in a Saddle Brook home as the Saddle River swelled overnight. The township's alert on September 2 said the river was receding slowly and that Saddle River Road, previously impassable, had reopened.

Water coming up through a floor or wall usually means groundwater, so a sump pump with battery backup is the first line of defense, since storms that flood basements also cut power. A backwater valve on the main drain keeps a surcharged sewer from pushing water up through a floor drain, and a camera inspection through sewer line repair shows the condition of an older lateral before anyone digs. If a pipe bursts, emergency pipe repair is covered by our guarantee: on site within 90 minutes of your emergency call, or $50 off.

Permits

Permits in Saddle Brook: what's required and who files

Most equipment swaps in Saddle Brook fall under New Jersey's minor work rule, N.J.A.C. 5:23-2.17A. Replacing a water heater, boiler, furnace or air conditioner with one of like capacity is minor work: the township is notified before the job starts, the permit application follows within five business days, and the work is still inspected.

Work that is not like-for-like goes through a regular permit before it starts. That includes new gas piping, moving equipment to a new location, or a new circuit for an outdoor condenser. Rescue files permits when a job requires one. The township asks residents to contact the department before beginning any work to find out whether a permit is required. After Ida in 2021, it waived local permit fees for storm-damage home repairs, so ask about that after any declared storm.

Saddle Brook's Building Department is at 55 Mayhill Street, reached at (201) 843-7111. Our NJ permits guide explains the process in more detail, and our Bergen County page covers the neighboring towns.

Before we arrive

An emergency in Saddle Brook: what to do first

Three things that limit the damage while the van is on the way.

  1. Water: shut the main

A burst pipe or a failed water heater is usually stopped at the main shutoff, typically where the water line enters the basement. Our shutoff guide shows how to find it. Then call us.

  2. Gas smell: get out first

Don't flip switches or use the phone inside. Leave the house, then call your gas utility's emergency line or 911 from outside. Once the utility has made it safe, we handle the repair. See gas line service.

  3. No heat: three quick checks

Check the thermostat batteries and setting, the furnace or boiler switch and breaker, and a clogged filter on a furnace. If it's still down, call. No heat in freezing weather gets a van now, any hour. See furnace repair.

Rebates in Saddle Brook

Because PSE&G supplies both electricity and gas in Saddle Brook, its residential programs are the ones that apply here, including instant rebates on qualifying furnaces, boilers, central air, heat pumps and water heaters that come off the invoice instead of arriving later by mail. Eligibility and amounts change, so check before you buy.

The federal 25C tax credit for this equipment ended for anything placed in service after December 31, 2025, so the utility programs are what remain. Current details are on our NJ rebates page.

Plumbing and HVAC in Saddle Brook: the questions we get

Do I need a permit to replace a water heater or furnace in Saddle Brook?

Usually yes, but a like-for-like swap is "minor work" under N.J.A.C. 5:23-2.17A. The township is notified before work begins, the permit application is filed within five business days, and the work is inspected. The Building Department is at 55 Mayhill Street, (201) 843-7111. Rescue files permits when a job requires one.

Water came up through my basement floor during Ida. What should I fix first?

Water through a floor or wall usually means groundwater, so start with a sump pump that has a battery backup. If it came up through a floor drain, add a backwater valve on the main drain. If your water heater, boiler or furnace sits directly on the floor, raise it on a pad at its next replacement.

How do I find out what my water service line is made of?

The Saddle Brook Water Department posts a service line inventory on the township website and takes questions about service line materials and lead testing at 201-587-2905. Once you know what you have, we can tell you what any work on your side of the line involves.
