Homes & neighborhoods

Bloomingdale neighborhoods and the homes we work in

Bloomingdale's housing is more mixed than the towns to its north. The borough's 2025 housing plan, using 2019 to 2023 Census survey data, counts about 69% of homes as single-family detached and about 3% as single-family attached. About 10% are in two- to four-family buildings, and roughly one in eight units is in a building of 20 or more apartments. Only about 3% of housing units were vacant.

The town's history runs deeper than most of its housing. Farming here dates to about 1712, an iron forge followed soon after, and the 1781 Pompton Mutiny took place near Federal Hill. The downtown grew up in the mid-1800s along the Hamburg Turnpike and the Pequannock River. We don't assume your house's age from any of that; the technician looks at the actual piping and equipment before pricing anything.

Bloomingdale is in PSE&G's gas service territory, so for an oil-heated home the first question is whether a gas main runs on your street. If it does, an oil-to-gas conversion is worth pricing. If not, a ducted heat pump with JCP&L rebates on qualifying equipment is the other option. For gas homes, it is the usual furnace, boiler and water heater work.

In apartment and townhouse buildings, mechanical space is tight and venting rules often decide what equipment fits. We look at access and venting first, then price the replacement, so the number you see is for something that will actually go in the space.

  3. 2012Hurricane Sandy

JCP&L's restoration estimate for the borough: November 11.

JCP&L provides electric service in Bloomingdale, and the borough is in PSE&G's gas service territory. Drinking water comes through the Bloomingdale Water Department, which buys it in bulk from the Butler Water Department; Butler draws from the Kakeout Reservoir in Kinnelon. The borough's 2026 water quality report lists hardness at 51.1 ppm for 2025. Water bills come through the Borough of Butler.

The borough runs its own water and sewer utility, and the Highlands Council's 2011 review named the Two Bridges Sewerage Authority as the regional sewer provider. The 2025 housing plan notes that some undeveloped land in the borough lacks public sewer and would need individual septic systems. If your house is on septic, we handle the plumbing inside the house; we don't service septic systems.

Outages have run long here before. JCP&L's November 7, 2012 update after Hurricane Sandy still listed November 11 as the estimated restoration date for Bloomingdale. A long outage stops a sump pump unless it has battery backup, and a house without heat in a cold snap can freeze its pipes, starting with lines on outside walls.

Know where your main shutoff is before you need it. If a pipe bursts, our 24/7 dispatch sends emergency pipe repair to Bloomingdale under the same commitment as everywhere else: a technician within 90 minutes of your call or $50 off. Bloomingdale is farther out than the towns right around our Haledon shop, and that commitment is what we quote you.

Permits

Permits in Bloomingdale: what's required and who files

Most equipment replacements fall under New Jersey's minor work rule, N.J.A.C. 5:23-2.17A. Replacing a water heater with one of like capacity, or a boiler, furnace or central air unit with one of equivalent capacity, counts as minor work. Notice goes to the borough before the work starts, the permit application follows within five business days, and an inspection is still required. In plain English: the job can start the same day, the paperwork follows, and an inspector still checks the work. New gas lines, relocated equipment and new electrical circuits go through the regular permit process instead.

Bloomingdale's Construction Department is at 182 Union Avenue, 973-838-7995, open 8 a.m. to 4 p.m. on weekdays. The plumbing subcode official keeps shorter hours there: Monday, Tuesday and Thursday, 11 a.m. to 3 p.m. The same office provides plan review, inspections and enforcement for Butler and Kinnelon too. When a job requires a permit, we file it, and we tell you up front whether yours does.

See our NJ permits guide for how the process works, and our Passaic County page for the rest of the county.

When a replacement needs a permit, Rescue files it and coordinates the inspection. Straight repairs usually don't need one, and we tell you which yours is before you commit.

Before we arrive

An emergency in Bloomingdale: what to do first

Three things that limit the damage while the van is on the way.

  1. Water: shut the main

A burst pipe or a failed water heater is usually stopped at the main shutoff, typically where the water line enters the basement. Our shutoff guide shows how to find it. Then call us.

  2. Gas smell: get out first

Don't flip switches or use the phone inside. Leave the house, then call your gas utility's emergency line or 911 from outside. Once the utility has made it safe, we handle the repair. See gas line service.

  3. No heat: three quick checks

Check the thermostat batteries and setting, the furnace or boiler switch and breaker, and a clogged filter on a furnace. If it's still down, call. No heat in freezing weather gets a van now, any hour. See furnace repair.
