Plumber & HVACin Pompton Lakes, New Jersey.

Pompton Lakes is a borough of about 11,000 people on the Ramapo River, and most of its homes are single-family houses. More than half of all homes were built between 1940 and 1969, so aging drain lines and heating systems are common in a town with a long river-flood record.

Homes & neighborhoods

Pompton Lakes neighborhoods and the homes we work in

Pompton Lakes is mostly a town of single-family houses. Figures from the 2023 American Community Survey in the borough's Fourth Round housing plan put 67.2% of housing units in single-family detached homes and 7.3% in attached ones. Garden-style apartments and larger buildings make up most of the rest, with 12.3% of units in buildings of 20 or more apartments.

The housing is mid-century at heart. About 14.7% of homes were built in 1939 or earlier, roughly half before 1960, and 69% before 1970. The single biggest decade is the 1950s, at 22.6%. In houses of that age the original boiler or furnace has often been replaced, but the piping, radiators or ductwork behind it may be original. Hot-water baseboard and forced-air systems are both serviced and replaced; see furnaces and boiler heating.

Drain and sewer lines from the 1950s and 1960s are often cast iron or clay, and they have had decades to collect buildup and roots. If drains slow down every spring or back up after heavy rain, a camera inspection through sewer line repair shows what is going on before anyone digs.

Many of these houses were built before central air was common. Where ductwork exists or can be run through attics or closets, central air or a heat pump is the conversation to have; see AC installation.

Dates that shaped the work here

  1. 1902DuPont works

DuPont's Pompton Lakes Works opens (closed 1994).

  2. 1908Pompton Lake Dam

Built after a 1903 flood destroyed the old wooden dam.

  3. 1999Hurricane Floyd

Ramapo River crests at 14.9 ft.

  4. 2007April nor'easter

    16.99 ft at the gauge.

  5. 2011Hurricane Irene

    22.61 ft, the record.

JCP&L supplies electricity in Pompton Lakes, and the borough points residents to JCP&L to report outages. PSE&G supplies natural gas. Water and sewer service come from the Pompton Lakes Municipal Utilities Authority (MUA).

The Ramapo River is the flood story here. The National Weather Service gauge on the Ramapo at Pompton Lakes has a flood stage of 11.5 feet. Its highest recorded crest, 22.61 feet, came with Hurricane Irene on August 28, 2011. Other top crests include 16.99 feet in the April 2007 flood and 14.9 feet with Floyd on September 16, 1999.

The former DuPont Pompton Lakes Works operated from 1902 to 1994. It left a plume of groundwater containing chlorinated solvents, mainly PCE and TCE, under a residential area between the old plant and Pompton Lake. Under state and federal oversight, about 337 vapor mitigation systems have been installed in homes in the investigation area, and homes over the plume get their drinking water from the MUA, not private wells. If your basement has a mitigation system, point it out to the technician before any work on the floor slab, a floor drain or a sump, so it isn't disturbed.

For low-lying basements, a sump pump with battery backup is the practical answer, because the storms that raise the river also knock out power. When a boiler or water heater that sits on the slab is due for replacement, setting the new one on a raised pad is worth considering. If a pipe bursts, emergency pipe repair is dispatched 24/7, with a technician on site within 90 minutes of an emergency call or $50 off.

Permits

Permits in Pompton Lakes: what's required and who files

Most equipment replacements fall under New Jersey's minor work rule, N.J.A.C. 5:23-2.17A. Replacing a water heater, low-pressure boiler, warm-air furnace or air conditioning unit with a new one of like capacity counts as minor work. The contractor notifies the local construction office before starting, files the permit application within five business days, and the work is still inspected. In plain English: the job can start the same day, the paperwork follows, and an inspector still checks it.

Work that isn't like-for-like, such as a new gas line, moving equipment or adding a circuit for a condenser, goes through the regular permit process before work starts. We file permits when a job requires one.

In Pompton Lakes, the Building Department is at Borough Hall, 25 Lenox Avenue, 973-835-0143, ext. 223. The office is open weekdays 8:30 a.m. to 4:30 p.m., and the construction and zoning officials keep hours from 3:30 to 5:30 p.m. The borough takes inspection requests in writing by email, and its permit records can be searched online through the FastTrackGov portal it shares with Riverdale. The borough's building page says construction permits are needed for all interior and exterior construction work and asks owners to confirm requirements with the department. Our NJ permits guide explains the process in more detail.

When a replacement needs a permit, Rescue files it and coordinates the inspection. Straight repairs usually don't need one, and we tell you which yours is before you commit.

Before we arrive

An emergency in Pompton Lakes: what to do first

Three things that limit the damage while the van is on the way.

  1. Water: shut the main

A burst pipe or a failed water heater is usually stopped at the main shutoff, typically where the water line enters the basement. Our shutoff guide shows how to find it. Then call us.

  2. Gas smell: get out first

Don't flip switches or use the phone inside. Leave the house, then call your gas utility's emergency line or 911 from outside. Once the utility has made it safe, we handle the repair. See gas line service.

  3. No heat: three quick checks

Check the thermostat batteries and setting, the furnace or boiler switch and breaker, and a clogged filter on a furnace. If it's still down, call. No heat in freezing weather gets a van now, any hour. See furnace repair.

Rebates in Pompton Lakes

Pompton Lakes has two utilities: JCP&L for electricity and PSE&G for gas. Rebate programs in New Jersey are run by the utilities, so which program applies depends on the equipment, for example a gas furnace or boiler versus a heat pump or central air system. Offers and eligibility change from year to year.

The federal tax credits for home heating and cooling equipment (Section 25C) ended December 31, 2025, so utility programs are what remain. Current details are on our NJ rebates page.

Plumbing and HVAC in Pompton Lakes: the questions we get

My house has a DuPont vapor mitigation system. Can you still work in the basement?

Yes. Point the system out to the technician before any work near the floor slab, a floor drain or a sump, so the pipe, seals and fan aren't disturbed. About 337 of these systems have been installed in Pompton Lakes homes in the investigation area, according to the EPA.

Is Pompton Lakes on JCP&L or PSE&G?

Usually both: JCP&L for electricity and PSE&G for natural gas, but check your bills, since the borough has also announced PSE&G electric meter work on some streets. It matters for rebates, because which utility's program applies depends on who supplies the energy the equipment runs on.

How high does the Ramapo River get in Pompton Lakes?

The National Weather Service gauge at Pompton Lakes has a flood stage of 11.5 feet. Hurricane Irene set the record at 22.61 feet on August 28, 2011. If your basement has taken water before, a sump pump with battery backup is the first thing to look at.

How fast can you get to an emergency in Pompton Lakes?

Dispatch runs 24 hours a day with a real person answering, and an emergency in Pompton Lakes goes out from our shop at 2 John St in Haledon. Our published commitment is a technician on site within 90 minutes of your emergency call, or $50 off the job.

What does a visit cost?

The diagnostic is $79. A licensed technician finds the actual problem and prices the repair in writing before any work starts. Go ahead with the job and the $79 comes off the total; decide not to, and $79 is all you pay.

Are you licensed and insured?

Yes. NJ Master HVACR Contractor License #19HC00145700, bonded, and insured with $2M in liability coverage. Our technicians are background-checked, and the work carries a one-year parts and labor warranty.
