Homes & neighborhoods

Ridgewood neighborhoods and the homes we work in

Ridgewood was incorporated as a village in 1894, and its housing stock still shows that age. By NeighborhoodScout's figures, built from American Community Survey data, 37.87% of homes went up before 1939 and another 47.29% between 1940 and 1969. Only 5.58% date from 2000 or later. The village's 2025 housing plan counts 80.9% of homes as single-family detached, and no other category above 4%.

In a house that old, the boiler or furnace has often been replaced at least once, while the piping, radiators and ductwork behind it are often original. A failing heating system is a good moment to look at what it connects to. See boilers and heating and furnace repair.

Homes built around radiators may have no ductwork at all, so adding central air or a heat pump starts with working out where ducts can run. Our AC installation page covers how we price that. In an older house, it also pays to check the age of the water heater while someone is already in the basement.

PSE&G is replacing aging cast iron gas pipes in Ridgewood, and its 2026 work covers Stevens Avenue, Amsterdam Avenue, Jemco Place, Lucile Court, Woodbine Court and South Van Dien Avenue. The utility contacts homeowners to connect the service line and meter. Piping on the house side belongs to the owner, and that is where a new range or an oil-to-gas conversion calls for gas line work.

PSE&G supplies electricity and gas in Ridgewood. Water comes from Ridgewood Water, which also serves Glen Rock, Midland Park and Wyckoff. Its 2020 water quality report says it draws mainly on 52 deep wells and also buys water from Suez Water and, at peak summer demand, the Hawthorne Water Department. Wastewater goes to the village-operated Water Pollution Control Facility at 561 Prospect Street in Glen Rock.

Ridgewood Water is also building 12 centralized treatment plants and new raw water pipelines to address PFOA and PFOS, mainly with granular activated carbon. The NJ Water Bank reported three loans totaling $18,547,052 in January 2026, with construction in phases through 2026.

Ida hit on September 1, 2021. The school district closed every Ridgewood public school the next day, citing "extensive flooding around town and in several schools," and Ridge Elementary, Benjamin Franklin Middle School and Ridgewood High School all took water. Some residents along the Saddle River were evacuated, the Village Hall and library parking lots flooded, and some homes flooded too. The library's local history page also records Hurricane Floyd in 1999, Hurricane Irene in 2011, and Superstorm Sandy in 2012, which brought down trees and lines. The Army Corps of Engineers has been authorized to study flooding on the Ho-Ho-Kus Brook and Saddle River here, and the U.S. Geological Survey has mapped flood levels on the brook down to Grove Street.

A sump pump with battery backup is worth having in a finished or equipment-filled basement, because storms that flood basements can also cut power; PSE&G reported 1,080 people out in the village during Ida. A backwater valve on the main drain keeps a surcharged sewer from pushing water up through a floor drain, and a camera inspection through sewer line repair shows the condition of an older lateral before anyone digs. If a pipe bursts, emergency pipe repair is covered by our guarantee: on site within 90 minutes of your emergency call, or $50 off.

Permits

Permits in Ridgewood: what's required and who files

Most equipment swaps in Ridgewood fall under New Jersey's minor work rule, N.J.A.C. 5:23-2.17A. Replacing a water heater, boiler, furnace or air conditioner with one of like capacity is minor work: the village is notified before the job starts, the permit application follows within five business days, and the work is still inspected.

Work that is not like-for-like goes through a regular permit before it starts, such as new gas piping or moving equipment to a new location. Rescue files permits when a job requires one, and you can ask us which category your job falls into before it is scheduled.

Ridgewood's Building Department is at 131 N Maple Avenue, reached at 201-670-5500, ext. 5506 Our NJ permits guide explains the process in more detail, and our Bergen County page covers the neighboring towns.

When a replacement needs a permit, Rescue files it and coordinates the inspection. Straight repairs usually don't need one, and we tell you which yours is before you commit.

Before we arrive

An emergency in Ridgewood: what to do first

Three things that limit the damage while the van is on the way.

  1. Water: shut the main

A burst pipe or a failed water heater is usually stopped at the main shutoff, typically where the water line enters the basement. Our shutoff guide shows how to find it. Then call us.

  2. Gas smell: get out first

Don't flip switches or use the phone inside. Leave the house, then call your gas utility's emergency line or 911 from outside. Once the utility has made it safe, we handle the repair. See gas line service.

  3. No heat: three quick checks

Check the thermostat batteries and setting, the furnace or boiler switch and breaker, and a clogged filter on a furnace. If it's still down, call. No heat in freezing weather gets a van now, any hour. See furnace repair.

Rebates in Ridgewood

Because PSE&G supplies both electricity and gas in Ridgewood, its residential programs are the ones that apply here, including rebates on qualifying furnaces, boilers, central air, heat pumps and water heaters. Eligibility and amounts change, so check before you buy.

The federal 25C tax credit for this equipment ended for anything placed in service after December 31, 2025, so the utility programs are what remain. Current details are on our NJ rebates page.

Plumbing and HVAC in Ridgewood: the questions we get

Do I need a permit to replace a water heater or furnace in Ridgewood?

Usually yes, but a like-for-like swap is "minor work" under N.J.A.C. 5:23-2.17A. The village is notified before work begins, the permit application is filed within five business days, and the work is inspected. The Building Department is at 131 N Maple Avenue, 201-670-5500, ext. 5506. Rescue files permits when a job requires one.

PSE&G is replacing gas mains on my street. Does that cover the pipes inside my house?

No. PSE&G says it will contact homeowners to connect the service line and gas meter. Piping on the house side belongs to the owner, so if a new range or an oil-to-gas conversion is on your list, that is separate gas line work.

My basement took water during Ida. What should I fix first?

Ida flooded schools and some homes in Ridgewood in September 2021. Start with a sump pump that has a battery backup, then a backwater valve on the main drain if water came up through a floor drain. If your water heater, boiler or furnace sits directly on the floor, raise it on a pad at its next replacement.

The diagnostic is $79. A licensed technician finds the actual problem and prices the repair in writing before any work starts. Go ahead with the job and the $79 comes off the total; decide not to, and $79 is all you pay.

Are you licensed and insured?

Yes. NJ Master HVACR Contractor License #19HC00145700, bonded, and insured with $2M in liability coverage. Our technicians are background-checked, and the work carries a one-year parts and labor warranty.
