your tenants notice in minutes.

What we handle on the roof

Repair. Replace. Maintain.

RTU repair & diagnostics

Compressors, blower motors, contactors, economizers, gas heat sections, refrigerant leaks, control and thermostat faults. We diagnose with data, explain the failure in plain English, and quote the fix before touching a wrench.

Rooftop unit replacement

End-of-life packaged units swapped with proper curb adapters, gas, electric, and control connections. We coordinate the crane, permits, roof protection, and tenant notice — one point of contact, start to finish.

Preventive maintenance contracts

Seasonal PM keeps tenants comfortable and budgets predictable: coils cleaned, belts and bearings checked, refrigerant verified, drains cleared, electrical tightened — with a written condition report after every visit.

Commercial plumbing under the same roof

One vendor for the mechanical room and the rooftop: backflow, gas lines, water heaters, sewer and drain — fewer vendors to chase, fewer invoices to reconcile.

Multi-site service

Property managers with buildings across Bergen, Passaic, Essex, Hudson, Morris, or Union County get one number, consistent techs, and consolidated reporting across every location.

Code, permits & documentation

Permits pulled, inspections scheduled, and every job documented with photos — the paper trail your ownership group and insurance carrier actually want.

Why property managers call us

Built for buildings, not just basements.

  • A real person answers 24/7. Weekend compressor failure in a restaurant? You're not leaving a voicemail.
  • Stocked commercial trucks. Common RTU parts ride with us, so most repairs finish on the first visit.
  • Honest repair-vs-replace math. If a 17-year-old unit isn't worth another compressor, we'll show you the numbers — not just the invoice.
  • Crane day handled end-to-end. Lift plan, permits, roof protection, tenant communication. You get a timeline and we keep it.
  • Documentation you can forward. Photos, condition reports, and written quotes — built to be sent straight to ownership.

Commercial rooftop FAQ

How fast can you respond to a down unit?

We run 24/7 dispatch with trucks staged across Northern NJ. Emergency commercial calls are prioritized — tell dispatch what the building is (restaurant, medical, retail) and we'll triage accordingly. For PM contract customers, emergency response is part of the agreement.

Can you replace a rooftop unit without closing my business?

In most cases, yes. Changeouts are typically scheduled for early morning, overnight, or off-days, and the crane window itself is usually short. We plan the lift, protect the roof, and coordinate with your tenants so disruption stays minimal.

What sizes and brands do you work on?

We service the common packaged rooftop range used across Northern NJ commercial buildings and work on all major commercial brands. For replacements, we'll quote more than one equipment option where availability allows.

What does a maintenance contract include?

A typical agreement covers scheduled seasonal visits (heating and cooling startup), full inspection and cleaning, a written condition report with photos, priority emergency response, and preferred repair pricing. We'll tailor frequency to your equipment age and usage.

Are you licensed and insured for commercial work?

Yes — NJ licensed, bonded, and insured, and we'll provide certificates of insurance (COIs) to your property management office or landlord before work begins. Permits and inspections are handled by us as part of the job.
