What we see here

Four kinds of Newark building, four different problems

The equipment is often similar. What differs is the load on it, and that's what decides whether a system limps through August or doesn't.

Newark, NJ · what commercial calls actually involve
Ironbound restaurants
Make-up air, and grease
Kitchen exhaust pulls conditioned air out faster than most systems replace it, and grease reaches the condenser coil eventually. A dining room that never cools in summer usually has an air balance problem rather than an undersized unit, and adding tonnage won't fix it.
Broad Street retail
Packaged units, long hours
Doors opening all day, units running from open to close. Contactors, capacitors, belts and condenser fan motors wear on a predictable schedule, which is exactly why planned maintenance costs less than the emergency calls it replaces.
Warehouse and light industrial
Big volumes, small offices
Conditioning an office suite inside an unconditioned shell is its own discipline. Infiltration through dock doors and roof heat gain dominate the load, and equipment sized for the floor plan alone gets it wrong.
Access and paperwork
The real schedule risk
Roof hatches, keys, freight elevator windows and landlord insurance requirements. We collect all of it before the visit. A technician waiting in a lobby for a key is billing you for nothing.

Every visit leaves a written record — what was found, what was done, what was measured, what we recommend next. That's the document your landlord, your insurer and your accountant end up asking for, usually months later.

Scope

What we cover

Repair when something's down, planned maintenance so it isn't, and replacement quoted from a load calculation rather than the label on the old unit.

  1. Emergency repair

Down units, no cooling, no heat. Diagnosed with instruments and quoted in writing, and we'll say plainly whether a temporary fix gets you through the weekend.

  2. Planned maintenance

Scheduled visits on a fixed checklist with measured readings and a report each time. Priced per unit so the annual number is known in advance.

  3. Replacement and install

Load calculated, roof and curb assessed, crane logistics arranged, permits pulled. Fixed quote before anything is ordered.

  4. Documentation

COIs for your landlord, service records for your files, photographs of what we found. Useful long after the visit itself.

How we quote

Commercial pricing, honestly

We publish residential prices to the dollar because those jobs are comparable. Commercial isn't — a five-ton packaged unit on a low roof and a twenty-ton system behind a locked hatch are different work. So here's how the number gets built instead.

Every commercial quote · itemised before you commit
Site visit
Assessed, not estimated
We look at the equipment, the roof, the access and the electrical before quoting. Nobody prices a rooftop unit off a photograph and means it.
Labour
Stated rate, stated hours
Straight time and after-hours rates given up front with an estimate of hours. If the job runs long you hear about it while it's happening, not on the invoice.
Parts and equipment
Listed by line
Model numbers, quantities and prices, so you can compare our quote with anyone else's line by line rather than total against total.
Access and logistics
Priced separately, visibly
Crane time, roof protection, permits, after-hours building access. Real costs, and burying them inside a lump sum is exactly how surprise invoices happen.

Maintenance contracts are priced per unit per year and include scheduled visits, priority response on breakdowns and a discount on repair labour. Call and describe the site — number of units, tonnage if you know it, roof access — and we'll book a survey. Windows are typical for business hours. For sites where downtime stops trading, a maintenance contract buys priority response — and that, rather than the labour discount, is the honest reason to have one. Tell us your trading hours and we'll schedule planned work around them.

Commercial HVAC in Newark: the questions we get

Can you provide a certificate of insurance?

Yes, and we'd rather handle it before the visit than have a technician turned away at the door. We carry $2M per occurrence and $4M aggregate liability cover. Send your landlord's requirements and we'll have the certificate issued to the correct entity in advance.

Our restaurant never cools properly in summer.

Very often that's make-up air rather than the cooling equipment. Kitchen exhaust pulls conditioned air out of the space faster than the system can replace it, and no amount of extra tonnage fixes an air balance problem. We measure before recommending, because the wrong answer here is an expensive one.

What does a maintenance contract include?

Scheduled visits on a fixed checklist, measured readings recorded each time, a written report, priority response when something breaks, and a discount on repair labour. Priced per unit per year so the annual figure is known rather than discovered.

Do you work outside trading hours?

Yes. For retail and restaurants that's often the only sensible time. After-hours rates apply and are stated up front, and for scheduled maintenance we'll usually build the visit around your hours rather than charge you a premium for them.

Why won't you quote a replacement over the phone?

Because a number given without seeing the roof isn't a quote, it's a guess that will change. Roof condition, curb size and adaptation, electrical capacity, crane access and permits all move the figure substantially. We survey, then give you a fixed price that holds.

Do you handle permits for commercial work?

Yes, on work that requires them, and it's part of the job. Equipment replacement, electrical alterations and gas work generally need permitting and inspection in Newark. We tell you what applies before you commit rather than after the inspector arrives.

Rooftop unit down?

Call and say it's commercial. We'll give you a real time, not a comforting one.
