The diagnosis — pinhole in 60-year-old galvanized
Tenant in a Paterson 2-family near Eastside Park called at 11:08 PM about a steady drip from the dining room ceiling. Owner authorized us to enter. We found a pinhole leak in the original galvanized hot-water supply line running through the joist bay between floors. Galvanized pipe corrodes from the inside out — by the time you see one pinhole, there are usually three more about to happen.
The fix — emergency stabilization + Type-L copper repair
Shut the main water valve to stop the active leak. Cut out the failed 4-foot section of galvanized, replaced with Type-L copper using proper dielectric unions to prevent galvanic corrosion at the transition. Soldered, pressure tested, restored water service. Tenant had hot water back by 1:15 AM — total elapsed time from the 11:08 call to fix complete: 2 hours 7 minutes.
The result — re-pipe quote scheduled
Patched the ceiling drywall area with a clean access panel for future serviceability. Owner now has a quote on his desk for full re-pipe of both units (about $9,500 to swap all galvanized to PEX or copper) — much cheaper than another emergency call at midnight every 8-12 months as the rest of the line keeps failing. We don't push re-pipes when they're not needed; this one's needed.
