The diagnosis — 5-ton condenser fail, 4 floors of tenants
Mixed-use building near the Jersey City Heights — restaurant on ground floor, three floors of residential apartments above. The 12-year-old 5-ton Carrier rooftop unit lost its compressor mid-July, and the building's central AC system shut down. Outside temp at 96°F. Restaurant losing customers, residents calling the management company every 20 minutes.
The fix — crane lift + Carrier 50TM swap
Pulled the Jersey City crane permit and street-closure permit (both required for any rooftop equipment swap on a residential building). Coordinated with NJ DCA on the high-rise inspection. Scheduled a 5-ton boom crane for early Sunday morning to minimize tenant disruption. Lifted the dead unit off, set the new Carrier 50TM 5-ton package unit, made the electrical and refrigerant connections, vacuum-charged the system to 500 microns, started up and commissioned.
The result — building cool by Monday lunch
Sunday: crane and physical install. Monday morning: final commissioning, controls integration with the building's BAS system, inspection passed. Tenants had cooling back by noon Monday. Total project: 38 hours from initial call to commissioned. Building manager added us to their preferred vendor list — we're now first-call for HVAC across his other 4 Jersey City buildings.
