- Older houses near the Green
- Chimney venting, real constraints Many were converted from other fuels and still vent through a masonry chimney. A 95% condensing furnace vents in PVC through a side wall instead, which is usually better — but the route has to exist and it has to be somewhere you can live with looking at.
- Postwar and newer
- Straightforward swaps, wrong sizes Easier installs, but a striking number were sized by matching whatever was there before. Oversized furnaces short-cycle, wear their ignition components out early and heat unevenly. The load calculation is where that gets corrected.

How do I know it's really time to replace?

80% or 95%? Which should I actually buy?
Depends on how long you're staying and whether a side-wall vent route exists. A 95% unit costs more up front and saves on gas every winter, and it's usually the better answer if you'll be in the house another decade. If a condensing vent route would mean opening up a lot of the house, an 80% unit with a correctly sized liner is a perfectly sound choice and we'll say so.
Do you handle the permit?
Yes, and it's part of the job rather than a line item added afterwards. We file with the township and coordinate the inspection. Furnace replacement is permitted work in New Jersey and an uninspected install is a problem that surfaces later, usually when you sell.
Should I do the A/C at the same time?
Worth considering. A shared indoor coil, one visit's labour instead of two, and matched-system rebates often add up to real money. If your A/C is under about ten years old and working, there's no need — we're not going to push a bundle you don't want.
How long is the house without heat?
Most replacements on existing ductwork are a single day. If venting has to be rerouted or a liner installed, plan on a day and a half to two. We tell you which one you're in at quote stage, and in cold weather we schedule accordingly rather than leaving you overnight without heat.
