Little insulation, real thermal mass
Solid walls behave differently from a modern insulated cavity. They hold heat into the evening and they resist quick temperature swings, which affects both the equipment size and how the system should be staged.
Third floors
Under a dark roof, at the end of the run
The top floor is where nearly every complaint starts. It's the hottest space and the furthest point from the air handler. Adding tonnage rarely fixes it; fixing the return path, adding a zone, or putting a dedicated system up there usually does.
Retrofit ductwork
Squeezed through whatever was available
Ducts in these houses went in decades after the house did, routed through closets and chases wherever there was room. Undersized returns are extremely common, and a bigger condenser feeding a starved system just runs less efficiently and no cooler.

My third floor never cools. Do I need a bigger system?

Usually not, and this is the single most common wrong answer in this town. A starved return, a long duct run and a dark roof will beat any amount of extra tonnage. How long will I be without cooling?

One day for most replacements on existing ductwork, roughly 7am to 4pm. If new ductwork or a new zone is involved it's two to three days. We tell you which one you're in before you commit, not on the morning of.

Should I do the furnace at the same time?

Often it makes sense. A modern condenser needs a matched indoor coil to reach its rated efficiency, doing both in one visit saves roughly $800 to $1,500 in labour against two separate jobs, and matched-system rebates are usually better. If the furnace is over fifteen it's likely to follow the A/C anyway.

What about rebates and financing?

Federal credit up to $600 on qualifying 16+ SEER2 equipment and up to $2,000 on a qualifying heat pump. NJ Clean Energy pays $300 to $1,500, and the utilities add $100 to $500. Financing is 0% APR for 12 months on jobs over $1,500, with longer fixed-APR terms available. We file the rebate paperwork as part of the job.
