Haledon is our home town. Our shop is at 2 John St, so most of the borough is a few minutes away, and we know its housing better than any other place we serve.

The housing stock is old and mixed. Roughly 29% of homes were built before 1940, roughly another 29% between 1940 and 1969, and roughly 33% between 1970 and 1999. Two- to four-unit buildings make up roughly 47% of all units, with single-family homes at roughly 36%. That mix matters: a two-family on a 25x100 streetcar-suburb lot in Central Haledon has different plumbing and heating problems than a single-family off High Mountain Rd in the Oldham section.

In the pre-war homes, we expect what is common in houses of this age: galvanized supply lines that have narrowed with rust, cast-iron drain stacks, and boilers feeding cast-iron radiators, whether steam or hot water. The flooding story in Haledon is the Molly Ann Brook. The Army Corps of Engineers channelized the lower brook in 1999, which reduced the worst of it, but homes near the brook still see wet basements in heavy rain, and older basements throughout town take on groundwater through stone and block foundations.
