Hawthorne is about 2.5 to 3 miles from our shop at 2 John St in Haledon, roughly 8 to 10 minutes in normal traffic. We are in the borough most days of the week.

The housing stock is old. Roughly 34% of homes were built before 1940 and roughly 38.5% between 1940 and 1969, so well over two-thirds of the borough predates 1970. Hawthorne grew fast in a 1920s building boom, and a lot of that era is still standing. Roughly 54% of homes are single-family detached, and roughly 28% are two- to four-unit buildings. The John W. Rea House, on the National Register, is a reminder of how far back some of the borough's homes go.

In the Goffle, North Hawthorne and Van Winkle sections, the 1920s houses share a familiar set of issues. Galvanized supply piping from that era has usually narrowed with rust, which shows up as weak pressure at the upstairs bathroom. Cast-iron drain stacks and original clay sewer laterals are common. Heating is often a boiler feeding cast-iron radiators, steam or hot water, and those systems are frequently on their second or third boiler with the original piping. The 1940s to 1960s homes, Capes and small colonials, usually have copper supply lines and either hot-water baseboard or a forced-air furnace. Those furnaces have generally been replaced once, but the ductwork behind them is original and often short on return air. That is the first thing we check on a furnace or AC call.

Cooling in the pre-war homes is the recurring question. Houses built around radiators have no ductwork, so central air means running ducts through attics, closets or chases. Flooding follows the Goffle Brook, which runs through the borough on its way to the Passaic River.
