Water Stain on Your Ceiling? Common Causes and What to Do (North Jersey)

Plumbing above, an attic HVAC drain, or the roof: how to narrow down a ceiling stain and when it can't wait.

Real Rescue Plumbing & HVAC job: an attic air handler with its drain pan and condensate piping

A brown ring on the ceiling is easy to ignore, but it means water is getting somewhere it shouldn't. In North Jersey homes, the cause is usually plumbing above, an HVAC unit in the attic, or the roof. Here's how to narrow it down and when to call.

Common causes

  • A bathroom above: a leaking toilet seal, shower drain, tub overflow or failed grout and caulk.
  • A supply or drain pipe in the ceiling with a slow drip at a fitting.
  • An attic air handler: a clogged condensate drain or a full drain pan can overflow onto the ceiling below. High-efficiency furnaces make condensate in winter too.
  • Roof or flashing leaks that show up after rain or melting snow.

Quick checks you can do

  • Note when it gets worse: after showers points to plumbing above, after rain points to the roof, and when the heat or A/C runs points to the HVAC drain.
  • Look under the sink and around the toilet in the room above for dampness.
  • If you have an attic unit, look for water in the drain pan or a tripped safety float switch, which can shut the system off.

When to call right away

If the stain is growing, the ceiling is sagging or soft, or water is dripping, turn off the water at the main shut-off if it's plumbing, keep people away from a sagging spot, and call. A small drip caught early is usually a simple repair; left alone, it can damage drywall, insulation and framing.

What causes a water stain on the ceiling?
Usually a leak from plumbing above (a toilet, shower, tub or pipe), an overflowing attic HVAC drain pan, or a roof leak.
Can an air handler leak in winter?
Yes. High-efficiency furnaces produce condensate when heating, so a clogged drain line can overflow in winter as well as summer.
Is a ceiling water stain an emergency?
If it's growing, sagging or dripping, treat it as urgent: shut off the water if it's plumbing and call. A small, dry stain should still be checked soon.
How much does it cost to find a leak?
Our diagnostic is $79, and it's credited toward the repair if you go ahead with the work.
